Full scope design.
Full scope means I do it all. I’ll work closely with you to establish your vision using a strategic plan I’ve developed. Then, we’ll hone in on material selections and drawings. Once items are approved, I’ll hand over organized documents to you and your GC that will make life easier and keep your job on time (and in budget!) I’ll also be present on the job site to help make decisions and answer any questions as they arise. It doesn’t matter if it’s a new build or a small renovation, having someone in your corner to help clearly communicate your ideas will produce the best possible results.
Option #1: Flat Rate
Typically starting at $2,500, increasing depending on the size of a project. Billed as incremental monthly payments over an agreed amount of time. Always invoiced with a breakdown of my time spent on your project. There will be a set total agreed working hours that the design fee covers, but I won’t disappear after that if we go over our time. If the job requires more hours, my rate is $150/hr. and will be billed to you monthly with an itemized breakdown.
We can always chat through a new design fee for an additional set of hours. This additional cost isn’t typical and usually happens if the scope of a project increases after the job has kicked off.
Option #2: Hourly Rate
Maybe you need heavy involvement at the beginning with concept building, material selections, and drawings, but you can handle the project management and job site decisions yourself. I can bill you hourly at my $150 rate for whenever you need me. I’ll still pull together an agreed scope of work so we’re on the same page, but you can tap into me for guidance as needed throughout the job. This will be billed monthly with an itemized breakdown of my time. My minimum total is $1,500. If that feels like too much, check out my ‘à la carte’ option!

Item sourcing and procurement.
Once we’ve worked together to establish your vision and selected the building materials, it’s time to find and purchase the items that make your house a home. Working with a designer for this phase has many benefits, but one of the best is that it gives you access to trade discounts so you can purchase items for less than retail. I incorporate a 20% markup into my item sales to cover my time spent sourcing, ordering, and tracking. I want you to be excited about working together, so I will never charge you more than the regular retail price of an item, even if it means taking a smaller markup on my end.
Some clients prefer to take on the responsibility of managing their own orders and I fully support that. If you prefer to receive a spreadsheet of all your selections with purchasing links to buy your own pieces, I will charge my $150/hr rate for the time it takes to source items and prepare an organized spreadsheet for you. We’ll chat through what that expected time is before we kick off. No surprises here.

À la carte.
Trying to DIY as much as you can, but feeling a little overwhelmed?
Consider me your design therapist! I’m happy to offer a limited number of “pick-your-brain” sessions each month to those who may not have the budget for full scope designer services. Sessions are one-on-one through Zoom and will be recorded for you to refer back to anything we discuss. They are 45 minutes long and cost $250 per session.
You can book as many available sessions as you’d like, and I’ll send over a handy guide before our meeting to make sure we’re using your time wisely.
